General Rental Conditions
GENERAL RENTAL CONDITIONS
1-GENERAL PROVISIONS
Under no circumstances may the tenant invoke any right to remain in the premises beyond the period originally stipulated in the lease.
2- PAYMENTS
- Payments by bank transfer only.
- The reservation becomes effective once the tenant has remitted to the owner the advance payment indicated on the front of the lease, as well as a copy of the lease signed and returned to the owner before the indicated date.
- the full rental price must be paid by the owner no later than 10 days before the start of the stay.
3- DEPOSIT OR GUARANTEE
- The agreed amount for the deposit must be received by the owner no later than 10 days before the start of the stay.
- After a joint inventory has been taken on departure, this deposit will be refunded by bank transfer within 7 days, less the cost of restoring the property to its original condition and the cost of replacing items and equipment if damage is found.
- If the deposit is not sufficient, the tenant undertakes to make up the difference based on supporting documents provided by the owner.
4- USE OF THE PREMISES
- The tenant will use the accommodation in a peaceful manner in accordance with the purpose of the property.
- Under no circumstances may the accommodation be rented out to third parties.
- The owner must provide the accommodation in accordance with the description it has given and keep it in usable condition.
- On departure, the tenant must leave the accommodation in a proper state, or clean. This includes:
- remove bedding and leave it in the hallway or in the laundry baskets
- remove grease and food residues from the cooker, sink and sinks
- emptying the dishwasher and refrigerators
- sweeping the floors.
5- NUMBER OF PERSONS
Under no circumstances may the number of persons using the rented property exceed its maximum capacity. If the maximum capacity of the rented property is exceeded, the owner reserves the right to terminate the rental contract or amend it accordingly.
6- PETS
Pets are welcome after permission from the owner and under strict conditions:
- the pets stay in 1 room during the night
- pets are not allowed on the mattresses under any circumstances
- pets must be kept on a lead in and around the building
- pet faeces must be cleaned up
There is an additional charge per pet, per reservation.
7- EQUIPMENT INVENTORY
An inventory is drawn up jointly and signed by the tenant and the owner or his/her representative on arrival and departure. This inventory is the only reference in case of a dispute over the inventory.
8- CANCELLATION
- Any cancellation must be reported as soon as possible.
- In case of cancellation before the time when, according to the terms of Article 1 of the rental contract, the first service is to be provided, the client must pay to the owner the following percentages of the value of the reservation:
- More than 3 months before the effective date => 0%
- More than 2 months before the effective date => 15%
- More than 1 month before the effective date => 35%
- More than 14 days before the effective date => 60%
- More than 7 days before the effective date => 85%
- 7 days or less before the effective date => 100%.
- In case of cancellation due to government restrictions or by the owner, the latter will refund the tenant the amount of the (down) payment already received.
9-INTERRUPTION OF STAY
In the event of early interruption of the stay by the tenant, other than in cases of force majeure, there will be no refund, except for the deposit. Force majeure occurs when the tenant can cite a serious reason that makes it impossible to complete the rental period. In this case, the owner may refund the amounts already paid, in proportion to the unoccupied period.
10- INSURANCE
The tenant is responsible for all damage caused by him. He must be insured.
11- DISPUTES OR COMPLAINTS
If the complaint concerns the condition of the property or the description of the rental, it must be made in writing within seven days of arrival. The owner and the tenant must pursue an amicable settlement. For other disputes, the tenant may apply to a representative body without limitation.
